Ask people what a real estate consultant does and you’ll get ten different answers. Most of them mix us up with agents.
We’re not the same job. The difference matters if you’re deciding who to call.
An agent represents you in a deal. They list your house, show you properties, negotiate price, and write contracts. Their job is the transaction itself, start to finish.
A consultant doesn’t do any of that. We don’t list properties. We don’t show homes. We don’t write offers or negotiate on your behalf. We’re not part of the transaction at all.
What we do instead: explain how a market actually works, walk through the numbers on a deal you’re weighing, help you understand a contract before you sign it, or get you ready before you bring in an agent.
Here’s the real difference: focus. An agent is focused on getting the deal done. That’s their entire job. A consultant is focused on making sure you understand what you’re looking at, whether the deal happens or not.
Say you’re looking at a two-family house in Queens. You don’t know if the rent covers the mortgage. You don’t know if the asking price is fair for that block. An agent can walk you through the listing and make the case for it, because that’s the role. A consultant looks at the same numbers with you and tells you straight whether it actually works.
Some people expect a consultant to also find them a property or write the offer. That’s not what we do. Finding and negotiating a property is an agent’s job. If you need someone to represent you in a transaction, you still need an agent for that part.
A lot of clients use both, especially if they’re buying somewhere they don’t already know well. They come to us first to understand the market or check their numbers. Then they bring in an agent once they’re ready to act. The agent runs the deal. We make sure nobody’s walking into it blind.
